01 / YOUR DECISION

Residential property: look beyond the bedroom count.

Compare usable layout, building condition, access, outlook and recurring charges. Confirm the occupancy position and review an existing tenancy before relying on its income. Furnished and unfurnished units may have different works, replacement and management requirements.

For a villa or townhouse, investigate the physical condition, outside areas and maintenance responsibilities. For an apartment, review building services and management as well as the unit. A community name alone does not establish value or protect resale proceeds.

02 / YOUR DECISION

Offices: match the premises to the occupier.

Assess the intended activity, fit-out, services, parking, access hours and building requirements. An office described as fitted may still require substantial adaptation. Compare the cost and time needed for the proposed occupier to start operating.

For a tenanted investment, review the actual lease, payment evidence, remaining term and owner obligations. For vacant space, investigate realistic competing units and the works needed to attract an occupier. An advertised rent is not contracted income.

03 / YOUR DECISION

Retail: investigate trading suitability.

Visit at the times relevant to the proposed trade. Observe visibility, customer routes, neighbouring uses and access. Check servicing, loading, extraction and other activity-specific needs with the relevant parties. Distinguish observed footfall from promotional forecasts.

Review use permissions, fit-out responsibilities and the consequences of vacancy. A shop suitable for one business may need extensive changes for another. Assess the landlord’s net receipts after costs rather than ranking premises by a single gross-yield claim.

04 / YOUR DECISION

Off-plan: compare a future product carefully.

Separate current construction evidence from illustrations and planned dates. Verify the registered project, unit specification and contractual payment schedule. Review what happens if completion, finance or your intended use changes.

Compare the full price and obligations against credible alternatives. A lower initial instalment does not make the whole commitment smaller. Plan for the balance and potential delay without assuming resale or rental income will fund the next payment.

Tax and residency: check the applicable rules.

Tax treatment depends on ownership, activity and individual circumstances. UAE VAT treatment distinguishes commercial and residential property; do not assume every transaction is exempt. Residency also requires a separate eligibility assessment. Use the official sources below and obtain advice for your own circumstances.

Your questions.

Which property type has the highest return?

No return ranking is established by this guide. Use current unit-level income and cost evidence, then compare risk, time horizon and the capital committed.

Can a ready property produce income immediately?

Only if the actual occupancy and contractual arrangements support it. Completed construction does not establish an active tenancy or remove works, collection and vacancy risks.

What should I send for a useful shortlist?

Share the intended use, buy or rent preference, asset type, target areas, budget, size and timeline. Include practical requirements that would rule a property out. Identification documents are not needed for an initial brief.
