Property pressure needs a clear case plan.
For genuine Dubai owners and off-plan buyers facing an approaching instalment, disrupted payments, handover funding pressure, an urgent resale or assignment, a vacant property, or a rental dispute.
We help reconstruct the position, organise deadlines, compare practical brokerage routes, prepare communications and coordinate the right licensed specialists.
A focused review before pressure becomes confusion
Ask for a review when any of these are true
- The next contractual deadline is close and there is no written agreed change.
- Your payment ledger and the developer statement do not appear to match.
- You are relying on a verbal assurance about deferment, waiver, transfer or cancellation.
- You need a resale but do not yet know the assignment threshold, NOC conditions or realistic market price.
- Handover is approaching without a settled funding, inspection, service-charge or leasing plan.
- A formal notice has arrived. Do not wait for our review before seeking qualified legal advice.
A disciplined four-step process
- 1
Initial triage
We confirm basic fit, urgency, consent and the appropriate next contact. Triage is subject to eligibility and engagement terms.
- 2
Reconstruct the position
After human acceptance, we arrange secure collection of the SPA, payment statement, notices and correspondence. Nothing sensitive should be uploaded in the public form.
- 3
Compare practical routes
We separate brokerage possibilities, developer requests, finance referrals and matters requiring independent legal advice.
- 4
Agree the next action
Any brokerage appointment, remuneration, partner referral or paid coordination scope is documented in writing before work begins.
Options to examine—not outcomes to promise
The appropriate route depends on the contract, registration, payment history, developer, property status and market evidence.
Developer request
Prepare a clear deferment or payment-restructuring request for the developer to consider. Approval is entirely the developer’s decision.
Unit transfer or swap
Explore whether the developer is willing and contractually able to agree a transfer or unit change.
Off-plan resale or assignment
Assess marketability and a permitted assignment route, subject to the SPA, developer requirements, DLD registration and any required NOC.
Ready-property resale
Review pricing, sale readiness, mortgage or service-charge constraints and a realistic brokerage plan.
Leasing route
Position a vacant ready property for a compliant long-term lease through appropriately licensed brokerage support.
Financing referral
Introduce an appropriately licensed mortgage adviser or lender for independent eligibility and affordability assessment.
Amicable settlement
Organise the facts and communications for a consensual discussion without promising that another party will agree.
Legal or RDC referral
Refer urgent notices, contractual disputes or rental cases to an independent qualified lawyer or the competent Rental Disputes Center route.
Documents usually needed
- SPA and amendments
- Oqood or title documentation
- Developer statement and payment receipts
- Payment schedule and the next deadline
- Relevant notices and correspondence
- Mortgage, handover or tenancy documents where relevant
Do not send these through this public form. We arrange a secure collection method only after a human accepts the case.
Request a confidential property case review
Tell us only what is needed for initial triage. Do not include passport numbers, bank details, SPA copies or other highly sensitive documents.
Submitting does not create a legal, mortgage, property-management or brokerage engagement. We will review eligibility and contact you using your selected method.
What Astra Terra can—and cannot—do
We can
- Organise facts, balances, milestones and communications
- Assess practical resale or leasing brokerage routes
- Prepare a developer request for consideration
- Coordinate licensed specialists with consent
We cannot
- Force deferment, restructuring, swap or settlement
- Guarantee a buyer, price, timeline or finance approval
- Give legal or mortgage advice
- Manage third-party property without the required licence and written scope
- Stop a contractual or formal-notice deadline
Before you request a review
Can Astra Terra stop a payment or default deadline?
No. Contractual payment and notice deadlines continue unless they are formally changed by the relevant parties or competent authority. If you have received a formal notice, obtain qualified legal advice immediately.
Can you guarantee a deferment, settlement or sale?
No. We can organise the case, prepare communications and explore brokerage routes, but a developer, buyer, tenant, lender or other party controls its own decision. Price and timing cannot be guaranteed.
Do you provide legal or mortgage advice?
No. We provide property brokerage support and case coordination. Legal questions go to a qualified lawyer; lending suitability and mortgage advice go to appropriately licensed providers.
Can an off-plan unit be resold?
It may be possible, depending on the SPA, payment position, project status, developer conditions and required approvals. Dubai Land Department guidance states that resale before final registration requires a developer NOC. Each case needs document-level review.
What does the initial review cost?
No service fee is published on this page. Initial triage is subject to eligibility and engagement terms. Any brokerage remuneration or paid coordination scope must be agreed in writing before work begins.
How will my information be handled?
We use the information to review and respond to your request. We do not ask for SPA uploads or detailed financial records through this public form. Secure document collection and any partner disclosure are arranged only after human acceptance and with appropriate consent.
