Dubai property supply 2026: what 24,537 new units mean for investors
Dubai Land Department reported that 104 real estate projects were completed in the first half of 2026, adding 24,537 units. Completed projects rose 38.7% and new units increased by more than 36% compared with the same period in 2025. The useful investor question is not whether that total is bullish or bearish; it is where the new stock competes with the exact property you may buy.
The signal in the DLD numbers
More completions expand the set of units investors can inspect and compare. They can also increase competition for tenants and resale buyers in concentrated pockets. That makes district, building and unit-level evidence more important than a single Dubai-wide forecast.
1. Separate citywide supply from your submarket
A Dubai-wide delivery figure does not tell you whether a specific building, bedroom type or district is oversupplied. Compare the competing pipeline within the realistic tenant and buyer catchment for the exact unit you are considering.
2. Check completion quality, not only completion volume
Completed units expand choice, but investors still need to inspect snagging, service-charge expectations, access, amenities and the developer's post-handover management. A delivered building is easier to test than a brochure projection.
3. Underwrite rent with achieved evidence
Use current tenancy and transaction evidence rather than the highest advertised rent. Model vacancy, management, furnishing, maintenance and service charges so the decision rests on net income instead of a headline gross yield.
4. Compare ready and near-handover stock
Higher delivery volume can create negotiation windows in selected buildings. Compare ready units with near-handover projects on total acquisition cost, payment timing, inspection certainty and the date income can realistically begin.
5. Stress-test the exit
Ask how many similar units may be listed when you want to sell. Buildings with differentiated views, efficient layouts, credible management and deep end-user demand can behave very differently from generic stock in the same district.
